Dieses Haus ist so konzipiert, dass man die Aussicht auf die einzigartige und abwechslungsreiche Landschaft genießen kann.


Sein niedriges, eingeschossiges Profil passt sich den Konturen des Geländes an, wobei das Dach fast die Neigung des Geländes simuliert und einige Gebäudeteile sogar leicht in den Hang eintauchen. Diese Betonung der Landschaft zeigt sich in der Gestaltung des Zugangs zum Grundstück auf der Rückseite, um die privilegierte Aussicht vor dem Haus nicht zu beeinträchtigen.

Architektur, die Teil der Natur selbst ist


Die privilegierte Lage ermöglicht uns einen 360-Grad-Blick auf das Meer und die fantastischen Berge, die Wälder von Sa Extremera und die Plantagen der umliegenden Dörfer. Die Villa ist um einen Zugang herum konzipiert, der als Verbindung zwischen den drei Hauptbereichen des Hauses fungiert: den Schlafzimmern, dem Wohnzimmer und dem Küchenbereich. Auf diese Weise kann jeder Bereich unabhängig existieren, was den Komfort und die Bewohnbarkeit für die Nutzer erhöht. Zwischen den einzelnen Bereichen befinden sich von der typisch mallorquinischen Architektur inspirierte Veranden.

Respekt für die Umwelt in diesem luxuriösen Haus
war unser Ziel.

Casa Falco wurde mit Materialien aus dem Null-Kilometer-Bereich konzipiert, die vor Ort gefunden wurden. Das heißt, Stein aus dem Anwesen selbst, lokale Keramik für die Decken und Böden, Bäder mit traditionellen, auf der Insel hergestellten hydraulischen Fliesen, lokales Holz sowie Außenböden aus gewaschenem Zement mit typischen lokalen Steinen. Die Außenwände der Finca bestehen aus Gestein, das an der Ausgrabungsstätte selbst gewonnen wurde, und respektieren so die Umwelt der Gegend.
 
FOUNDATIONS AND STRUCTURE
Foundation based on foundation plinth and reinforced concrete struts. Unidirectional slabs of concrete beams and ceramic vaults on reinforced concrete columns. Metal pillars in the porch area. Projected according to current regulations for reinforced concrete structures.
ENCLOSURES AND PARTITIONS
The enclosures of the main facades will be made of ordinary limestone masonry walls, with mortared joints, 14 cm thick perforated brick masonry wall, air chamber and laminated plasterboard lining with 5 cm thick rock wool thermal insulation. The interior partition walls will be made of 14 cm thick ceramic bricks.
ROOF
Sloping roof with mortared Arab ceramic tile, on reinforced concrete compression slab, thermal insulation based on 12 cm thick extruded polystyrene plates and waterproofing with bituminous LBM40 elastomeric membrane. Flat roof with waterproofing using bituminous LBM40 elastomeric membrane, thermal insulation based on 12 cm thick extruded polystyrene plates and 5 cm reinforced concrete compression slab, with ceramic tile finish.
FLOORING
The general flooring in the entire house will be 3 cm thick bush-hammered and aged Zarci Grey marble or similar, by combining pieces of different formats. In the garage, pavement with troweled concrete screed; in technical areas, porcelain tiles.
TILING
The bathrooms of the rooms will be tiled with 2 cm thick bush-hammered and aged Gris Zarci marble or similar, combining pieces of different formats placed up to the ceiling. Toilets and laundry room with porcelain tiles.
INTERIOR FINISHES
The walls of the rooms will be made of painted white thermo-clay and areas will be clad with milled and lacquered white MDF boards. In the living room and master bedroom, the walls bordering the courtyards will be clad with limestone masonry, with mortared joints. In the living-dining room and corridor area, the longitudinal wall has a shelf made of laminated painted plasterboard. The ceilings of the bedrooms, living room, kitchen and hallway will be made of exposed or painted flat ceramic vaulting, with exposed concrete beams.
EXTERIOR CARPENTRY
The exterior carpentry will be aluminum with thermal insulation, Cortizo CorVision model.* Glazing with 16 mm air chamber, 4 mm low emissivity laminated double glazing on the exterior face and 3 mm laminated double glazing on the interior face. Arrangement 4+4Be/16/3/3+3. The bedrooms have sliding shutters of coniferous wood slats finished with enamel paint.
INTERIOR CARPENTRY
Interior carpentry will be veneered in varnished iroko wood or paneled with MDF with lacquered finish, depending on areas. Closets with doors of MDF board with vertical strip milling, lacquered finish. Interior with shelves and drawers in melamine veneered boards.

It also has a recharging point for electric cars. Switches and plugs will be GIRA’s model E2 Flat Installation or Jung Flat Design.
HOME AUTOMATION INSTALLATION
The house has a KNX type home automation installation, from which the air conditioning, lighting, sound installation and video intercom are controlled.
PLUMBING
The installation will be made polyethylene piping for hot and cold water conduction. Domestic hot water production by means of aerothermal equipment. The installation of evacuation of wastewater and rainwater, with soundproofed polypropylene piping, depending on the area.
CLIMATE CONTROL
The house will have aerothermal equipment for underfloor heating, hot and cold air conditioning with independent fan coils and hot water production. It has a wood-burning fireplace in the living room.
KITCHEN FURNITURE
The kitchen will be provided with BULTHAUP furniture, equipped with Miele appliances.
